How much does it cost to get started with Keller Williams?
A career in real estate does require a financial commitment. You are starting your own business. Licensing course fees, Board of REALTORS membership dues, continuing education and other business expenses (phone, computer, personal marketing, etc.) are just a few of the expenses you need to consider when getting started. On average, the start up costs range from $1,000 to $1,500. It is a good idea to have a reserve built-up to get you through the initial transition period.
How long does it take to get a real estate license?
This depends on the requirements in your state and the pace at which you complete the pre-licensing courses. The self-study courses move the fastest and there are sometimes delays at the state level when you take the final exam. Usually, it’s only a few months from start to finish and can be as short as 2 or 3 weeks.
What type of real estate classes are offered for new agents?

I want to take Keller Williams training courses. When can I start?
We do have the best training in the real estate industry. The Ignite program, which covers your requirements for post-license training is only for licensed associates. Once you get your real estate license, you will have access to all of our extensive training programs and help from leadership to help grow your business. You will also have access to KW Connect for on-demand 24/7 learning, ongoing training in our market centers, as well as regional and national training events. We also highly recommend Keller Williams BOLD, which is an intensive, 7-week course that will kick-start the business of real estate agents at every level.
What’s the best way to get started in real estate?
The best advice we have here is that if you’d like to get started in real estate, find a way to make it your ONE thing as quickly as you can. We understand that going from a salaried role to a commission-based role can be a little unnerving if you’ve never done it before, BUT you’ll only prolong your agony if you try to do be part-time agent to start. You will have the best success in the shortest period of time if you jump in with both feet and put in the work.
What is a competing broker and is Keller Williams a competing broker?
No, our team leaders are not competing with you for business. We consider this a conflict of interest. We also do not do any national advertising trying to drive the consumers to our corporate web site to then only sell you that lead back for a fee. The main goal of our support staff is to help build your real estate business, acting as a mentor to take your career from new associate to mega agent. We teach you how to build your own brand, not the company brand. At Keller Williams the company stands behind you, not in front of you and the agent is the brand of recognition and KW is the brand of reputation. The Keller Williams perspective is that real estate is a local business driven by individual associates and their presence in the community. At Keller Williams, our agents’ brands come first.
What real estate school should I choose, online or in-class?
When choosing a real estate school, note that the school must be accredited by your state. Your choice really depends on your preference, time frame, and what is your best learning style. Some states have online real estate schools where you can complete the courses from the comfort of your own home. This allows you to finish the courses at your own pace and start your new career much faster. This can be a great alternative to sitting in a classroom. In-class room training can be completed full-time in just 2 weeks and many schools also offer evening classes. Cram courses are often available prior to taking the final exam. Be sure to check out your state’s licensing page to find the school that is right for you. Remember, the real training comes once you join Keller Williams Realty!
I live near a state border. Do I need a license in both states?
If you plan to sell real estate in multiple states, yes. Many states have reciprocal licensing agreements with each other. That means you may not have to go through the entire pre-license class required for your first license. It is important to know the difference in licensing laws in the different states. You will usually be required to pass the state portion of their real estate exam assuming you’ve already passed the state exam with your initial licensing classes.
Can I set my own schedule?
As an independent contractor, you are free to run your business on your own terms. You are not required to work 80+ hours a week. The model we provide will teach you time management and how to successfully run your business. However, it does take time to build a successful real estate business and requires a lot more effort early on. If you follow the models we provide your career will flourish and your personal time will increase.
What is the commission split at Keller Williams Realty?
Keller Williams agents work off an anniversary year with a “cap” or a maximum amount of money the broker can take out of your commissions during a given year. The cap varies in the different regions across the country. You start on a 70/30 split. 70% to you, 30% to the office. When the 30% to the office reaches a set amount, you’re at 100% on all transaction you do until your anniversary year starts over again. These “caps” differ from region to region and were set with average sales prices in the area in mind. For instance, the cap for the South-East Region (Georgia, Alabama and Tennessee) is $15,000 and in New York City the cap can be as much as $50,000+ annually. You also pay royalties to Keller Williams that are capped at $3,000 per year. If you do not cap you are not required to pay the difference if you don’t reach your cap. Under this model each Keller Williams agent, a new first-year capping agent or a top producer, is worth the same and is treated the same. This creates a culture of sharing and caring.
Where will I find my clients?
“At Keller Williams we don’t give you the fish, we teach you how to catch your own”. Lead generating is the key to success in the real estate industry. It is crucial to learn how to do it. We teach you many different lead generation methods. Contacting your sphere of influence systematically to stay top of mind, contacting For Sale by Owners, open houses, circle prospecting and internet lead conversion are just a few of these methods. It is all about making contacts, and using some or all of these methods you can be as successful as you like.
Can I be successful as a part-time agent?
Although it’s not impossible, a part-time agent is not likely to be as successful as a full-time agent. Part time agents usually are unable to attend important training courses and sales meetings. They are also not always ready and available to service their clients and customers. We feel that our company gives you 100% of the tools, training, technology and support needed to be a successful real estate agent. As a result, we expect a full time 100% commitment from you.

What is this KW profit share system all about?
The Keller Williams wealth building models are designed to reward associates for building the company. Profit share is simply a gift from the owners for helping grow the company. Every month the owners of profitable market centers share roughly 48% of the profits back to their agents that participate in the profit share program in North America and the growth share program outside the US or Canada. Growth share is a program which overseas international franchisees reward associates who help build across the globe, much like profit share. An associate can participate in both profit share and growth share. These programs allow any Keller Williams associate or employee the opportunity to participate in the business they help generate without any financial risk.
Is Keller Williams a traditional brokerage?
There are 3 different business models in the real estate industry. The original model is considered a traditional company. We also refer to it as the dependent model. Financial gain is directed primarily to the brokers and the company. The second model is the independent company. Agents assume all the financial, legal and management responsibilities. The third model is Keller Williams, an interdependent company. Agents have an interdependent relationship with the company and a mutual interest in success. What is the Associate Leadership Council (ALC)?
At Keller Williams Realty, our books are open to our associates. On a monthly basis, the market
center financials are reviewed by our Associate Leadership Council (ALC). “The ALC is the heartbeat of the market center – involved and invested in every decision that affects our agents.”
There are NO Secrets – Because we are all in business together and we share in the profits of our market center, you’ll be able to review the office financials whenever you like.
Budget Accountability – Our ALC takes an active role in the budgeting process and helps our leadership team in making decisions that affect the financials of the office.
Business Accountability – Many of our associates participate in the office financial planning and learn principles they can apply to their own businesses.
I tried to set up an interview with a broker, but I haven’t started my real estate courses. Why won’t anyone call me back?
Don’t take this personally. Most brokers don’t grant an interview unless you are licensed or have at least started your pre-license course. They are unable to speak to everyone who is considering a career in real estate unless they have committed to starting the licensing process.
